Heritage Residential is excited to be a participant in a 2-10 Warranty. Heritage enrolls every house into a 2-10 Warranty. Home Builders Warranty is the company in which your home has been enrolled. If you have recently closed, please refer to your closing packet which was provided by Heritage and has a sample of your home warranty. Home Builders Warranty mails the packet directly to you after the purchase of your new home. Please allow approximately a month to receive the package from Home Buyers Warranty. This warranty allows coverage for 2 years on you mechanical items such as HVAC, Plumbing and Electrical. It allows 10 years structurally. This program allows your home to be protected much longer than typical builder's warranties.

Emergency Service Warranty- Please refer to the list of venders provided to you in your closing packet from your closing. Heritage's HVAC, Plumbing and Electrical Contractors have emergency service numbers. Please refer to that number that pertains to your issue and contact that particular vender. Please also contact Heritage, this will allow Heritage the information needed to follow up with the vender to confirm that your issue has been resolved.

4 to 6 Week Warranty Request
Our warranty department will address non-emergency warranty items twice during your one-year warranty period - at a point 4 to 6 weeks after closing, and then again during the 11th month. It is your responsibility to contact us for these appointments. Please be sure your list is complete when you send it. Nail pops and settling cracks, which are a normal and expected part of the settling process, along with floor squeaks, will be addressed at the 11-month warranty appointment. Our warranty manager will call you to set an appointment that is mutually acceptable. The appointment must be made during normal business hours, 8 a.m. to 5 p.m. Monday through Friday. Once an item is completed, the warranty representative and the homeowner must initial verifying it is complete.
*** If an emergency occurs with the plumbing, heat and air, or electrical, please contact the company providing the warranty. The company name and number is on the HOMEOWNER WARRANTY PROCEDURE provided to you during the orientation before closing, and can also be found on Warranty Number card placed on the inside of your kitchen sink base cabinet. You must use our subcontractors for warranty items during the one-year builder's warranty period, or risk voiding that provider's warranty entirely.
