Q: I have been comparing your prices to other builders in the Atlanta market. Your prices and standard features are always comparable or better than other communities in the area. How does Heritage Residential do that?

A: Heritage Residential always tries to be the better price against its competition. We do extensive market research prior to starting a new community. That market research is also why our standard features are comparable or better. We also try to listen; our customers lend us the best advice.

Q: I have noticed that there is some kind of tie between Heritage Residential and Silver Creek Communities?

A: You are correct. Heritage and Silver Creek partner up in communities a lot of the time in order to make a community work. You can view it as sort of a builder group. We do this for several reasons, but mostly so that we can be in the most desirable locations for our customers.

Q: How many houses did the group close last year?

A: We closed over 550 Houses in 2006 as a group, all the builders in our network.

Q: I live up north and I was looking at your web site. How can the prices be so much lower? I saw that you are selling for $50 per square foot and have houses over 5,000 square feet. How is that possible?

A: We are serious when we tell you that we pass the savings onto our customers. There are several different reasons. Here are a couple of the reasons. Are work force or labor is more cost effect here rather than up north. We have a longer building season. Atlanta is a very competitive building market and we have a lot of competition, so we must come to market with the best. We have to continue to provide our customers a value. We must continue to provide that value on a day after day.

Q: A friend told me that when they closed on their Heritage Residential home that they had instant equity in their home. How is that possible in a down real estate market?

A: Your friend was not miss leading you. It is still possible in Atlanta to purchase a home that appraises for more than which the home was sold for. Are County as a whole is in a down housing market. Atlanta is down, but not to the degree as some other markets. When you get into some of the larger homes that we build, it does allow for instant equity in some cases. This especially occurs when we enter into a county that because of land price has not had certain price points for some time. For example: when you start selling 4,000 square foot house for $299,900 with impressive standard features and another community right down the road in the same county is selling less square footage and sell features for more money.
